“Hard money loan” is a term commonly used by real estate investors and developers looking for fast, flexible financing outside of traditional bank lending. In practice, there are several types of private and alternative lending solutions that may accomplish the same objective—and the best option depends on the property, project and transaction.

I work with investors and developers to evaluate financing needs and identify appropriate lending sources for transactions that may require greater flexibility, faster execution or a different underwriting approach than conventional financing.

HARD MONEY VS. OTHER FINANCING OPTIONS

A hard money loan isn’t always the only—or best—solution for a transaction. Depending on the project, borrowers may have access to private lending, bridge financing, DSCR financing, commercial real estate loans, construction financing or other business-purpose lending options.

My approach is to understand the transaction first and then evaluate the financing options available rather than assuming a particular loan type is the right fit.
